As we approach the end of the year, the international property sales market tends to slow down in the French Riviera, Costa del Sol and Ibiza as homeowners wait until the New Year to place their home on the market. However, according to the latest data released by Rightmove, online buyer activity surges over the festive season as buyers search for their dream property in Cannes, Mougins, Marbella and Estepona and other popular destinations from the comfort of their own homes.
Rightmove’s latest House Price Index shows that in 2013, their property portal saw a rise in visits between Christmas Eve and New Year’s Day, with Boxing Day seeing more than 1.3 millions visits a near three-fold increase on Christmas Day. This figure rose to more than 2.2 million as we entered 2014.
With online marketing at the heart of Unique Living’s marketing strategy, we ensure our properties for sale in the French Riveira, Costa del Sol and Ibiza are marketed online to the widest possible audience, and believe homeowners could miss out on this festive wave and the opportunity to attract competitive interest if they don’t place their homes on the market this side of Christmas. The majority of people start their initial search for property online and with technologies such as tablets and mobile phones allowing people to surf the web, the festive season is an ideal time for people to sit down and play with their gadgets, some of which might be presents. Afterall, people generally have more time on their hands over Christmas!
At Unique Living we understand our properties in prestige locations like St Paul de Vence, St Jean Cap Ferrat, St Tropez, Sotogrande and Santa Eulalia in Ibiza require sophisticated presentation and widespread exposure, across online and offline platforms. For those who are selling their home this side of 2015, it’s important that your home is looking its best – generally it will be the first time somebody sees your property and so first impressions really do count.
High quality photographs are key, but in order for professional photographs, your property really must sparkle both inside and out. You also want your house to look presentable when people start to look around… so here are a few things to consider:
This is where first impressions really count! Your exterior shall be the first thing people see… in the brochure, on the website, in adverts, in editorial or when they are walking up to your front door. Things to do include cleaning the window frames and windows, painting the front door if its looking a bit tired, trim bushes, mow the front lawn, remove weeds and replace dead flowers with fresh ones.

Nobody likes a mess – it automatically suggests that the property hasn’t been looked after properly and so could deter buyers. You need to make sure you are maximising all the space and light in your property so keep things simple with neutral colours – not everybody likes bright colours. Start packing away your DVDs, games and books and so on – you don’t need these stacked on every shelf, it just adds to the clutter.

Dust everywhere, including lampshades and skirting boards; hoover every nook and cranny and clean the bathroom and the kitchen thoroughly. Nobody likes unhygienic areas. If you are a smoker or have pets it’s also worth airing the rooms to remove unpleasant smells.

Properties wear and tear over a long period of time so remember to repair things like broken light bulbs, leaky taps and door handles and fill in any cracks in the walls. It doesn’t take too much time and doesn’t need to be expensive either.
Don’t forget the garden! Overseas properties, particularly in the warmer climates have entertaining areas so these need to be looking their best too. For example; de-weed, remove dead plants, mow the lawn, tidy up children’s toys, clean around the swimming pool area and wipe down outdoor furniture and BBQ areas.
Once you have ticked off your To Do list it’s time to call some estate agents and arrange a market appraisal and a valuation. Remember to ask about the marketing of your home – a good marketing strategy is crucial if you are to attract competitive interest in the quickest time-frame and maximise your property value.
